Intellimation Completes BACnet Integration in the Chanin, an NYC Historic Building

The Chanin Building is a brick and terra-cotta skyscraper located at 122 East 42nd Street, at the corner of Lexington Avenue, in Midtown Manhattan, New York City. Built by Irwin S. Chanin in 1927–1929, it is 56 stories high, reaching 197.8 metres (649 ft) excluding the spire and 207.3 metres (680 ft) including it. It was designed by Sloan & Robertson in the Art Deco style, with the assistance of Chanin's own architect Jacques Delamarre, and it incorporates architectural sculpture by Rene Paul Chambellan. The building was designated a New York City landmark in 1978, and was added to the National Register of Historic Places in 1980. (From Wikipedia https://en.wikipedia.org/wiki/Chanin_Building)

This project was completed by S4 partner Intellimation. It was unique in many aspects. The original control systems were installed as stand-alone N2 devices consisting of 70 AHUs implemented on JCI DX9100s on 56 different floors, the 4th through 56th floors. The fact that these systems were never networked made the building almost impossible to monitor and very difficult to adjust any of the control parameters to maintain optimal occupant comfort and energy efficiency. The historic designation of the building limited changes that could be made to accommodate the integration and updates. Initial inspections of the legacy installation determined that all DX-9100 systems were fully operational and could continue servicing the building if they could be networked.

To accomplish this, Intellimation installed N2 cabling between all units, added the S4 Open: BACnet-N2 Router to publish these legacy devices to BACnet/IP. In order to meet the user interface, monitoring, control, and energy management requirements of the project, Intellimation chose Delta Controls BACnet router/controller for global logic and LAN to WAN routing. They then provided graphical user interface and required user-facing services via Delta’s enteliWEB.

The success of Metasys® integration projects with the S4 technology is always a combination of using the S4 products as enabling technology with the skills of our partner to deliver best of breed solutions that meet the needs of the building owner and operator. Intellimation was uniquely qualified to handle this project in that they have an extensive amount of experience with Johnson Controls Metasys® systems and could quickly perform the gap analysis necessary to select the right set of products to deliver a seamless solution.

The S4 Open: BACnet-N2 Router was the only product that could facilitate networking these legacy devices to a current generation BACnet/IP environment while accommodating the fact that each DX-9100 controller is a custom programmed device each with a potentially unique point list.

One of the project requirements was to be able to control the schedule in each AHU from enteliWEB and the Delta Controls global controller. The S4 Group assisted Intellimation in accomplishing this task by adding the schedule objects for the DX-9100 to the S4 template for this device. . Reflecting on the success of the project, Terry Herr stated” . "We had great support from The S4 Group"

The project is complete. The building operator now has improved monitoring and control capabilities as well as significant operational cost savings through the energy management capabilities provided by the project.

Note from Steve. While I was in NYC for the Buildings NY show I walked by the building. What a fantastic landmark! The entrance is a stunning example of the art Deco style of the period.
